Home value in Summerlin: what your house is actually worth
Send me your address. I will tell you what I think it is actually worth, which recent sales I used, and how I would price it if it were mine.
Home value in Summerlin: the village decides the comparables
Home value in Summerlin starts with which village your house is in, because Summerlin is organized into villages and the older ones toward the east side and the newer ones pushing west toward Red Rock are different markets at the same price. An online estimate averages across all of them and hands you a number that may be built on sales in a village your buyer would never consider instead of yours. The right comparables are the recent closed sales in your village, of your era, with your kind of lot and view, and they are the only ones that count.
The second thing that moves a Summerlin number is a comparison. Every buyer here weighs this house at this price against more house in Southern Highlands at the same price. A Summerlin valuation that ignores what the south end of the valley offers at the same number misses half of what the buyer sees on their screen.

The real number, from someone who sells in Summerlin
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, Summerlin among them. You send me the address. I send you what I think the house is actually worth, the recent Summerlin sales I used and why each one counts more or less, and how I would list it if it were mine. No obligation, and no follow-up campaign.
The number you get is the one I believe, not the one that wins a listing. A Summerlin house priced high does not get negotiated down. The relocating buyer scrolling the west side from another state skips it and tours the one that is fairly priced, and the eventual cut tells everyone it sat. How I get to the number, and the three ways you can list against it, is on the process page. If the real number is lower than you hoped, you hear it now.
How a Summerlin valuation works, and what happens next
Send me the address, roughly when you are thinking about selling, and anything I could not see from the street: a remodel, a pool, a view lot, a converted room. Tell me the HOA dues, because they change what a Summerlin buyer will pay for the same square footage. Then I pull the closed sales in your village, weight them for era, lot, view and condition, check what Southern Highlands and the neighboring villages are offering at the same number, and send you the result with the sales behind it.
If you decide to sell, the valuation is already step one of how I sell a home in Summerlin: the price is set, the walkthrough and photography get built before day one, and the marketing starts the day the house goes live. If you are selling to buy the next house, the sell-and-buy plan starts from this number. If the house needs work first, here is what to fix and what to leave alone, which in a newer Summerlin home is usually a short list.
What moves a Summerlin number
A view of Red Rock or the valley is worth real money in Summerlin and almost nothing to a buyer who is not looking for one, so knowing which buyer your house is for changes the number. A single-story plan is rarer here than in Anthem and carries a premium with downsizers. The trail and golf access that Summerlin buyers came for varies village by village, and so does the drive to Downtown Summerlin. Newer villages compete against builders and their incentives, which a resale seller has to price around. And HOA dues, which nearly every Summerlin home carries, belong in the buyer's monthly number and therefore in yours.
Whatever village you are in, the first step is the same and it costs nothing: send me the address, or call or text 702-881-6562. More about Summerlin and how I value homes across the valley are here.
Frequently Asked Questions
Why does the village matter for my Summerlin home's value?
Because the older villages toward the east side and the newer ones toward Red Rock are different markets at the same price. I compare your house only against recent sales in your village, of your era, with your kind of lot and view.
Does a view add value in Summerlin?
To the right buyer, yes, and a Red Rock or valley view is one of the things Summerlin buyers pay for. To a buyer who is not looking for one it adds little, so the number depends on who your house is for.
Is the valuation free?
Yes. You get the number, the recent Summerlin sales behind it and how I would price it, with no obligation and no follow-up campaign. If you want to talk, you call me.

What home value looks like in Summerlin
Summerlin runs along the west edge of the valley, about twenty minutes from a Red Rock trailhead.
Summerlin is master-planned and it shows: newer construction, trails and golf woven through the villages, Downtown Summerlin for shopping and food, and Red Rock Canyon about twenty minutes from most of it.
- The homes
- Master-planned, and it shows: newer construction, trails and golf woven through the neighborhoods, and Downtown Summerlin for shopping and food.
- Why people choose it
- People who work on the west side or the northwest, or from home, and people for whom being outdoors is how they actually spend a weekend. Red Rock is close enough that people hike before work.
- Getting around
- The west edge of the valley, up against Red Rock Canyon and about twenty minutes from a trailhead. Convenient for west-side and northwest commutes; a long way from the airport at 5pm.
- Nearby
- Red Rock Canyon, Downtown Summerlin, golf, trails and the 215.
- The trade-off
- Against Henderson: less range in what you can buy at a given price, and you are far from the airport and the southeast. Southern Highlands often gets you more house for the money than a comparable Summerlin address.
