Selling your home in Summerlin
Your marketing starts day one, not week three. I will not promise you a timeline. I will show you what I do in the first week, because that is the week that moves the number.
Selling your home in Summerlin: who your buyer is
Selling your home in Summerlin puts your house in front of two buyers most of the valley does not see in the same numbers. The first is the relocating family, often from California, who found Summerlin from a screen because it is the master-planned, newer, Red-Rock-adjacent name they had heard of, and who will walk your house by 3D tour before they ever book a flight. The second is the west-side or remote worker already in the valley who wants to be near the trails and Downtown Summerlin and is comparing your village against the next one over.
Both of them are also comparing you against Southern Highlands, because at the same price a Southern Highlands address often gets them more house. So a Summerlin listing has to make what it does offer obvious: the newer construction, the trails and golf woven through the neighborhood, the twenty minutes to a Red Rock trailhead, the west-side commute. That is a presentation job as much as a pricing job, and it is done before day one.

Why Summerlin sellers work with me
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, Summerlin among them. Because I also work Southern Highlands and Henderson, I know exactly what your Summerlin buyer is weighing you against on price and where the relocating buyers are coming from, and I aim the advertising accordingly.
Two things you can check rather than take on faith. You get the real number before you sign anything with me: what I think the house is worth, the recent Summerlin sales I used, and how I would price it if it were mine. A Summerlin house priced high does not get negotiated down; the relocating buyer scrolling the west side skips it and tours the one that is fairly priced. And your marketing starts on day one, with everything running within the first 7 days. The Week One Launch is written out step by step, and every Friday or Saturday you get a house status call from me until it closes. I negotiate and close the sale myself.
How selling your home in Summerlin goes
We start at the house, and I tell you which items on your list change the offer and which do not. Summerlin homes are newer than most of the valley, so the list is usually short: fix what is broken, service the air conditioner and keep the receipt, paint, light and clean, then stop. Because nearly every Summerlin home is in an association, I pull the HOA resale package the day we go under contract, since Nevada requires you to provide it and a late one is a common reason a closing slips.
Then the number, set against actual Summerlin sales in your village and against what Southern Highlands is offering at the same price, with my recommendation attached. Then the presentation, which on a Summerlin listing leads with the Matterport 3D walkthrough, because for the out-of-town buyer the walkthrough is the showing. Photography, walkthrough and description are finished before your house is visible to anyone.
Day one it goes live with all of it attached. Within the first 7 days the paid advertising is running, aimed at west-side buyers already in the valley and at the relocation markets our Summerlin buyers actually come from, the syndication to Realtor.com, Homes.com and the other major sites is complete, and the first open house is on the calendar. When the offer comes, often from a buyer who has toured once in person after walking it several times online, I negotiate it and keep every date through keys. Here is what happens after you accept.
Summerlin specifics that change how your house sells
The village your house is in decides its comparables, because the older villages toward the east side of Summerlin and the newer ones pushing west toward Red Rock are different markets at the same price. A single-story in Summerlin is rarer than in Anthem and downsizers notice, so if yours is one, that leads. Relocating buyers ask about the drive to the airport and the drive to Red Rock in the same breath, and both belong in the description with real minutes, not adjectives. And because your buyer may be touring from another state, the walkthrough has to be finished and the photography shot in good light before day one, not promised for later.
If you are selling in Summerlin in order to buy elsewhere, or to move within Summerlin, the sequencing comes first. If you are not sure about the number or the timing, send me the address and get the real number, with no obligation. Or call or text 702-881-6562 and tell me what your timeline actually needs. Frequently Asked Questions
Who buys homes in Summerlin?
Relocating families, often from California, who tour by 3D walkthrough before they fly in, and west-side or remote workers already in the valley who want to be near the trails and Downtown Summerlin. Both compare you against Southern Highlands on price.
How fast will my Summerlin home sell?
I will not give you a number I do not control. I will tell you what homes like yours in your village are actually taking right now, and show you what I do in the first 7 days so the listing gets the most out of its best two weeks.
Why does the 3D walkthrough matter more in Summerlin?
Because a large share of Summerlin buyers are out of town when they first see your house. The walkthrough is their showing, and the ones who fly in are the ones who already like it. It is finished before day one on every listing I take.

What selling your home looks like in Summerlin
Summerlin runs along the west edge of the valley, about twenty minutes from a Red Rock trailhead.
Summerlin is master-planned and it shows: newer construction, trails and golf woven through the villages, Downtown Summerlin for shopping and food, and Red Rock Canyon about twenty minutes from most of it.
- The homes
- Master-planned, and it shows: newer construction, trails and golf woven through the neighborhoods, and Downtown Summerlin for shopping and food.
- Why people choose it
- People who work on the west side or the northwest, or from home, and people for whom being outdoors is how they actually spend a weekend. Red Rock is close enough that people hike before work.
- Getting around
- The west edge of the valley, up against Red Rock Canyon and about twenty minutes from a trailhead. Convenient for west-side and northwest commutes; a long way from the airport at 5pm.
- Nearby
- Red Rock Canyon, Downtown Summerlin, golf, trails and the 215.
- The trade-off
- Against Henderson: less range in what you can buy at a given price, and you are far from the airport and the southeast. Southern Highlands often gets you more house for the money than a comparable Summerlin address.
