This site is run by John Arendt, a licensed Nevada real estate agent and Realtor, license number S.075157, practicing with Compass Realty & Management, 8880 W Sunset Rd #290, Las Vegas, NV 89148. You can reach him at 702-881-6562 or JArendt658@gmail.com.
Compass Realty & Management is the brokerage under which John Arendt is licensed. This site is John Arendt's own, and the brokerage does not publish separate terms for its licensees' websites.

What this site is and is not
This site describes how John Arendt works with buyers and sellers in the Las Vegas valley, the areas he works, and his views on the local market. It is general information written for a general reader. It is not legal, tax, lending or investment advice, and nothing on it replaces the advice of an attorney, an accountant or a lender who knows your situation.
Reading this site, filling out a form, or receiving a reply does not make you John Arendt's client and does not create an agency or representation relationship. Representation begins only when you and John Arendt sign a written agreement, such as a listing agreement or a buyer representation agreement, and the terms of that agreement, not this page, govern the relationship.
The process pages describe his general approach. Every transaction is different, and your contract sets your dates, terms and obligations. If anything on this site conflicts with a document you have signed, the signed document controls.
Listing and market information
Any home listings shown on this site as John Arendt's own listings are described from information he has gathered and believes to be accurate, but details such as square footage, lot size, HOA dues and features should be independently verified before you rely on them.
The home search on this site is provided by an IDX feed from the Multiple Listing Service through a third-party provider. That information comes from the MLS and the listing brokerages, is deemed reliable but not guaranteed, may lag the live market, and is subject to the display rules of the MLS and the provider. Listings on the search belong to the brokerages that listed them, not to John Arendt.
Any statement about the market on this site is a general observation as of the date it was written. Market conditions change, and no figure on this site should be treated as current without checking it with John Arendt directly.
Using this site
You are welcome to read, share links to, and quote short passages from this site with attribution. The articles, page copy and John Arendt's own photographs belong to John Arendt. Stock photographs are used under license from their sources. Photographs of listed homes may belong to the photographer or the listing brokerage rather than to John Arendt, and they may not be reused without permission from their owner.
You may not copy the site's content in bulk, scrape it, republish it as your own, or use it to train a system that competes with it. You may not use the forms to send anything other than a genuine inquiry. Automated submissions are blocked, and abusive ones may be reported.
This site links to other websites, including the MLS search and public resources. Those sites have their own terms and privacy practices, and John Arendt is not responsible for their content.
Fair Housing
John Arendt and Compass Realty & Management comply with the federal Fair Housing Act and Nevada fair housing law. Governing law and changes
These terms are governed by the laws of the State of Nevada, and any dispute arising from the use of this site will be handled in Clark County, Nevada. Signed agreements between you and John Arendt carry their own governing law and dispute terms, which control for that agreement.
