Relocating to Anthem

Moving in from California or anywhere else: what changes, what does not, and how to tour the valley before you book a flight.

Relocating to Anthem: who moves here from out of state

Relocating to Anthem happens for two reasons, and they belong to two different movers. The first is the downsizer or retiree moving to Nevada for the taxes and the weather who wants one level, an active community and the hospitals and airport a reasonable drive away: Sun City Anthem and Solera at Anthem are the 55-plus communities built for exactly that. The second is the family relocating for work south of the valley or near the airport who wants a newer master-planned community in Henderson, and the non-restricted neighborhoods of Anthem, mixing single-story homes with two-story family plans, are where they land.

What relocating buyers get wrong about Anthem is assuming it is one thing. The age-restricted communities and the family neighborhoods sit a few minutes apart and are different markets with different rules. The other thing they get wrong is the commute: Anthem is convenient for south Henderson, the airport and the 215, and a long way from the west side and the northwest at 5pm.

Why people relocating to Anthem work with me

I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, in Anthem and the rest of Henderson among them. Because I also work Boulder City, Summerlin and Southern Highlands, I can tell you plainly whether Anthem is the right answer for your move or whether a retiree would be happier in Boulder City's small town, or a family would get more house in Southern Highlands.

You get the real monthly number, including the parts the online calculators leave out: the HOA dues every Anthem home carries, the higher dues in the 55-plus communities that fund the clubhouses and pools, car insurance that runs higher here than most places, and what a house costs to cool in July and August. You get taught what you need, reported to on the rest, and a straight answer when you ask which part of Anthem.

How relocating to Anthem works from out of state

The first conversation is by phone: whether an age-restricted community is even an option for your household, where you will work if you are working, when you are moving, what the house has to do and what you are hoping to spend. Talk to a lender early if you are financing, and get the whole payment clear, dues included. A pre-approval is not required to start with me, but I recommend it strongly. Many relocating downsizers are buying with cash or a small loan, and for them the conversation is about the number, the dues and the timing of the sale back home.

Then the 3D walkthroughs do the first round from wherever you are, which matters especially for a single-story, because the walkthrough shows you whether it is truly one level before you fly in. The ones that survive become the short list. When you visit, drive the community on a weekday and, if it is age-restricted, spend an hour at the clubhouse, because the activity calendar is either your life or it is not. Before or during the first showing we sign a buyer representation agreement, so you know in writing who I work for and how I am paid, which is negotiated and never fixed. The offer, the due diligence period, the appraisal and closing are here, and signing with a mobile notary is normal in Nevada if you cannot be here.

Anthem specifics for someone moving in

Sun City Anthem is the larger 55-plus community and Solera at Anthem the smaller, each with its own clubhouse, amenities, occupancy rules and dues, and each worth reading the documents on before you fall for the house. The non-restricted neighborhoods have the widest buyer pool in Anthem, so competition is real when a good single-story appears. The hospitals and the airport are the practical advantages that tend to matter more with every year. Boulder City is half an hour further out for the retiree who wants a small town instead, and that comparison is written in full.

If you are moving to Nevada and Anthem is on your list, call or text 702-881-6562, tell me roughly when, whether age-restricted is an option for you, and where you will be working if you are, and I will tell you which part of Anthem fits and what to go see when you visit. Frequently Asked Questions

Is Anthem a good place to retire to from out of state?

For someone who wants one level, an active 55-plus community, and the hospitals and airport a reasonable drive away, Sun City Anthem and Solera at Anthem were built for exactly that. If you want a small town instead, drive to Boulder City the same afternoon.

Can I buy in Anthem before I move?

Most of the search happens from where you are, because the 3D walkthroughs do the first round and show you whether a single-story is truly one level. I would still fly in for the short list, and spend an hour at the clubhouse if the community is age-restricted.

What are the dues like in Anthem's 55-plus communities?

Higher than a standard community, because they fund the clubhouses, pools, courts and clubs. The exact figure is in the resale package for the specific home, and it belongs in your monthly number from the first conversation.

Anthem

What relocation looks like in Anthem

Anthem is single-story living, and it is a real answer for anyone downsizing.

Anthem, in south Henderson, holds the valley's largest concentration of single-story homes, split between the 55-plus communities of Sun City Anthem and Solera at Anthem and the non-restricted neighborhoods where single-story homes mix with two-story family plans.

The homes
Anthem has the largest concentration of single-story homes in the valley, split between age-restricted and not. Sun City Anthem and Solera at Anthem are the 55-and-up communities, built almost entirely on one level with clubhouses, pools and activity calendars. The rest of Anthem mixes single-story homes with two-story family plans.
Why people choose it
Downsizers who want one level, less yard, and a payment and HOA that do not need thinking about, and move-up families buying into a newer Henderson master-planned community.
Getting around
South Henderson, off the 215, a reasonable drive to the airport and the valley's hospitals.
Nearby
Henderson's medical corridor, the airport, and Boulder City about half an hour out.
The trade-off
Age-restricted communities trade quiet streets and amenities for occupancy rules (grandkids can visit but generally cannot live there), a smaller resale pool, and higher dues. The non-restricted single-story homes are the answer if you want kids on bikes on your street.
