Relocating to Southern Highlands
Moving in from California or anywhere else: what changes, what does not, and how to tour the valley before you book a flight.
Relocating to Southern Highlands: the name you had not heard of
Relocating to Southern Highlands almost never starts with Southern Highlands. It starts with a Summerlin or Henderson search, because those are the two names people moving to Las Vegas have heard of, and it ends here when a buyer finds out that a master-planned community south of the Strip off the 15 often gets them more house for the money than a comparable Summerlin address, with the airport closer. Framing the move as Summerlin or Henderson quietly rules out places that might fit you better, and Southern Highlands is the one it rules out most often.
The people who relocate here are families who want a newer master-planned community and found their number went further at the south end, and people whose work is south, along the 15 or near the airport, where the drive from the west side would cost an hour a day. Like every master-planned community in the valley it comes with HOA dues and rules about what you can do with your own house, and a relocating buyer who has never lived under an HOA should know that going in.

Why people relocating to Southern Highlands work with me
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, Southern Highlands among them. Because I also work Summerlin and Henderson, the two places you started with, I can show you the comparison honestly, by someone who sells on all three sides of it, and tell you which one I would pick for what the house has to do.
You get the real monthly number, including the parts the online calculators leave out: the HOA dues, car insurance that runs higher here than most places, and what a house costs to cool in July and August. You get taught what you need and reported to on the rest. And when you ask which neighborhood, I tell you, instead of laying out a map and stepping back.
How relocating to Southern Highlands works from two states away
The first conversation is by phone: where you will work, or whether you are certain you will be remote, when you are moving, what the house has to do and what you are hoping to spend. Talk to a lender early and get the whole payment clear, dues included. A pre-approval is not required to start with me, but I recommend it strongly, because a relocating buyer with a start date cannot afford to lose a house over paperwork.
Then the 3D walkthroughs do the first round from your couch, with the Southern Highlands candidates next to the Summerlin and Henderson ones at the same number, so the comparison gets made with all of them on the screen. The ones that survive become the short list you fly in for. When you visit, drive your actual commute at 5pm on a Tuesday, not on a Sunday afternoon when every neighborhood in the valley looks good, and drive the neighborhood on a weekday evening. Before or during the first showing we sign a buyer representation agreement, so you know in writing who I work for and how I am paid, which is negotiated and never fixed. The offer, the due diligence period, the appraisal and closing are here, and signing with a mobile notary is normal in Nevada if you cannot be here.
Southern Highlands specifics for someone moving in
The airport and the 15 are the commute advantages, and for a family that flies to see relatives the airport being close is worth more than it sounds. The extra square footage at a given price is real, and whether it is worth giving up Red Rock and Downtown Summerlin is a question about your week, not about the house. HOA dues belong in the monthly number from the first conversation. And Anthem is a few minutes east along the 215 if single-story matters, with its own page.
If you are moving to Las Vegas and Southern Highlands was not on your list, read why the answer to Summerlin or Henderson might be neither, and the moving-to-Las-Vegas guide for what living here actually costs. Then call or text 702-881-6562, tell me roughly when you are moving and where you will be working, and I will tell you whether the south end fits and what to go drive when you visit. Frequently Asked Questions
Why did nobody mention Southern Highlands when I started looking at Las Vegas?
Because most people frame the move as Summerlin or Henderson, the two names they have heard of, and most agents farm one of those. Southern Highlands often gets you more house for the money than Summerlin with the airport closer, and it deserves to be on the screen next to them.
Can I buy in Southern Highlands without visiting first?
Most of the search happens from where you are, because the 3D walkthroughs do the first round. I would still fly in for the short list and drive the commute at 5pm before you commit.
What surprises people who move to Southern Highlands?
The HOA dues and rules if they have never lived under an association, the July and August power bill, and car insurance. Budget the first two and read the resale package before you decide you do not mind the rules.
