Anthem neighborhoods: living, buying and selling
Anthem is single-story living, and it is a real answer for anyone downsizing.
Living in Anthem
Anthem sits in south Henderson, off the 215, and Anthem neighborhoods hold the largest concentration of single-story homes in the Las Vegas valley. That one fact shapes who ends up here. Sun City Anthem and Solera at Anthem are the 55-and-up communities, built almost entirely on one level with clubhouses, pools and activity calendars. The rest of Anthem mixes single-story homes with two-story family plans, which is where move-up families buying into a newer Henderson master-planned community land.
Anthem is a community inside the city of Henderson, not a city of its own. Because it is master-planned, it comes with HOA dues and rules about what you can do with your own house, the same trade every master-planned community in the valley makes. The people who choose Anthem are usually downsizers who want one level, less yard, and a payment and HOA that do not need thinking about, and families who want a newer Henderson neighborhood with the airport and the hospitals a reasonable drive away.
The trade-off is the age-restricted question, and it is the decision most downsizers have not made yet when they call me. Age-restricted communities trade quiet streets and amenities for occupancy rules, a smaller resale pool and higher dues. Grandkids can visit but generally cannot live there. The non-restricted single-story homes in Anthem are the answer if you want kids on bikes on your street. Neither is right. One of them is right for you.
How I work in Anthem
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, in Anthem and the rest of Henderson among them. Anthem is where a downsizer's search usually starts, and I work it alongside Boulder City, which is the other place downsizers ask about, so I can tell you which of the two fits without a thumb on the scale.
Selling in Anthem often means a single-story home, and there is a pool of downsizers watching for exactly that, many of them selling a family house elsewhere in the valley to buy here. The advertising on my Anthem listings is aimed at them, and at the move-up families looking at south Henderson. The Week One Launch runs the same as everywhere: the real number before the signature, photography and the Matterport walkthrough finished before day one, paid advertising and syndication running within the first 7 days, and a status call from me every Friday or Saturday until closing. In an age-restricted community, the resale pool is smaller by design, and pricing at the real number matters even more.
Buying in Anthem starts with the age-restricted decision and the payment, which here includes HOA dues, and then with the house itself, where I check the things a one-level home on paper does not always deliver: a sunken living room, a step down to the garage, a raised entry, doorway and hall widths, and the age of the air conditioner and roof. The full checklist is written out here.
Anthem communities
Sun City Anthem is the larger of the two 55-plus communities, built around single-level living, maintained common areas, and a social calendar if you want one and privacy if you do not. It is one of the best-known age-restricted communities in the valley, and it is where I start with a downsizer who says the activity calendar sounds like their life.
Solera at Anthem is the other 55-plus community, also single-level, smaller, with its own clubhouse and amenities. Both communities set their own occupancy rules and their own dues, and both are worth reading the community documents on before you fall for the house, not after.
The non-restricted neighborhoods of Anthem mix single-story homes with two-story family plans. This is where a downsizer who wants one level but not an age-restricted community looks, and where move-up families buying into south Henderson land. Downsizing in Anthem and trading up into Anthem each have their own page because they are different searches.
Anthem housing market and home types
Single-story is the minority of what gets built in this valley, and it carries more of a premium every year because more people want it than there are houses. Anthem has more of it than anywhere else, in two forms: age-restricted single-level homes in Sun City Anthem and Solera, and non-restricted single-story homes mixed into the family neighborhoods. Two-story family homes make up the rest. Nearly all of it is master-planned, with HOA dues that belong in your monthly number from the first conversation.
If you are selling a single-story here, you have an advantage most sellers in the valley do not: a buyer pool that is looking for exactly your floor plan. If you are buying one, expect to move when the right house appears, because the good ones do not sit. Market figures change month to month and I will not print one here that goes stale. When you call, you get what homes like yours in Anthem are actually taking right now.
Getting around, and what is nearby
Anthem sits off the 215 in south Henderson, which puts the airport and the valley's hospitals and specialists a reasonable drive away, and that tends to matter more with every year. Boulder City is about half an hour further out, and for anyone weighing the two, I wrote that comparison in full: Henderson and Anthem if you want choice, medical access and single-level living without compromise, Boulder City if you want a small town and are willing to wait for the right house.
The rest of Henderson, including Green Valley and the newer communities of Inspirada and Cadence, is up the road, and Henderson has its own page. If you already know Anthem is the place, selling your home in Anthem and buying a home in Anthem each have their own page. Or call or text 702-881-6562, tell me whether age-restricted appeals to you or not and how much yard you want, and I will tell you which communities to look at first.
Frequently Asked Questions
Is Anthem part of Henderson?
Yes. Anthem is a master-planned community in south Henderson, off the 215. Sun City Anthem and Solera at Anthem are the 55-plus communities inside it.
Do I have to be 55 to live in Anthem?
No. Only Sun City Anthem and Solera at Anthem are age-restricted, and they require at least one resident to meet the age minimum. The rest of Anthem is not age-restricted and mixes single-story homes with two-story family plans.
Why is Anthem the first place you mention to downsizers?
Because it has the largest concentration of single-story homes in the valley, both 55-plus and not, with the hospitals and the airport a reasonable drive away. Whether it beats Boulder City depends on whether you want choice or a small town.
What are the trade-offs of an age-restricted community?
Quiet streets and amenities built for your stage of life, in exchange for occupancy rules, a smaller resale pool and higher dues. Grandkids can visit but generally cannot live there. Read the community documents before you fall for the house.
