Downsizing in Boulder City
One level, less to take care of, and a neighborhood that fits the next chapter. Single-story and 55-plus, without the luxury pitch.
Downsizing in Boulder City: a different decision entirely
Downsizing in Boulder City is a different decision from downsizing in Henderson, and I mean that as a compliment. Boulder City is a small town about half an hour from the rest of the valley, out by Lake Mead and Hoover Dam, built in the 1930s to house the dam workers, with a historic downtown that still feels like that era in a good way. Gaming is not allowed, and it is one of the only cities in Nevada without casinos. It controls its own growth, having limited new residential construction for decades by ordinance, which is why it still feels like a small town when so much of the valley has filled in.
That second point is the one that matters most for a downsizer. In Henderson, if you want a single-story, three-bedroom house with a small yard, there will usually be several to look at. In Boulder City there may be one, or none this month. The housing is mostly older and more likely to need something. None of that is a reason not to go. It is a reason to go in prepared, and it changes how you have to buy.

Why Boulder City downsizers work with me
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, Boulder City among them. I also work Henderson and Anthem, which is where nearly every Boulder City downsizer is also looking, so when you are torn between the two I can tell you what I actually think rather than steer you toward the one I farm. Most valley agents do not work Boulder City. Most Boulder City agents do not work the valley. You want one who does both, because your family house is probably in the valley.
That makes this a sell-and-buy, and the same person runs both ends: the real number on the family house, The Week One Launch to sell it, and the patient, ready-to-move search in Boulder City, with every date on both calendars watched by me. You will not get pressure, a timeline promise or a luxury pitch. If the right answer is Henderson after all, or to rent in Boulder City for six months while you wait for the right house, I will say so.
How downsizing to Boulder City goes, step by step
The first conversation is about the list: one level or close to it, less yard, a payment and an HOA that do not need thinking about, doctors within a reasonable drive, and a decision you only make once. Boulder City answers some of that well and some of it less well. Medical access and the airport are the half hour away that everything else is. Age-restricted communities are not what Boulder City is about. What it offers instead is the town itself, and for the right person nothing else near this valley comes close.
Then the buying plan, which is different here. Because the right house may not appear for months, you need to know in advance how the sale of your current house is going to work, so you can move when it does. People who wait until they find the house to start thinking about selling tend to lose it. That usually means the family house gets the real number and a plan now, even if it does not list until the Boulder City house appears. Plan for an older house that needs something, and put that in your number; the inspection matters more here, not less.
I wrote the Boulder City versus Henderson decision in full. If you are torn, drive both on a weekday: have lunch in downtown Boulder City, then drive back through Anthem. You will usually know by the time you get home.
Boulder City against the alternatives
Against Henderson and Anthem: you give up choice, medical access and a short airport run, and you get a small town, no casinos, a walkable 1930s downtown, and Lake Mead and Hoover Dam at the doorstep. Downsizing in Anthem and downsizing in Henderson cover what the other side of that decision looks like. Against staying in the valley in the family house: the staircase gets longer every year, and nobody downsizing wants to do it twice, so this is a decision to make slowly and execute quickly when the right house comes up.
If Boulder City is calling, call or text 702-881-6562, tell me what you are selling and what you want the next house to do for you, and I will tell you what is actually available in Boulder City right now, how often houses like the one you want come up, and how I would time the sale so you are ready when one does. Frequently Asked Questions
Why is there so little to choose from in Boulder City?
Boulder City has limited new residential construction for decades by ordinance, so the town stays small and the housing stays mostly older. Only a handful of homes are on the market at any time, and the kind you want may not appear for months.
Should I sell my family house before I find a Boulder City home?
You should have the plan for selling it ready before you find the Boulder City house, because when the right one appears you have to move quickly. Whether the sale closes first, or runs alongside with a rent-back or a bridge, depends on your numbers, and I will lay it out.
Boulder City or Henderson for downsizing?
Henderson if you want choice, medical access and single-level living without compromise. Boulder City if you want a small town and you are willing to wait for the right house. Drive both on a weekday and you will usually know by the time you get home.
Boulder City
What downsizing looks like in Boulder City
Boulder City is a small town out by Lake Mead, with no casinos and not many houses.
Boulder City is a small town about half an hour out by Lake Mead and Hoover Dam, built in the 1930s for the dam workers, with no casinos and growth limited by ordinance, so the housing is mostly older and the choice is thin.
- The homes
- Mostly older housing. Boulder City was built in the 1930s to house the dam workers, the historic downtown still feels like that era, and the city has limited new residential construction for decades by ordinance, so the choice is thin and homes are more likely to need something.
- Why people choose it
- People who want a small town, slower and quieter than anywhere else near Las Vegas, and who are willing to wait for the right house. It is not for everyone. For the right person nothing else near the valley comes close.
- Getting around
- About half an hour from the rest of the valley, out by Lake Mead and Hoover Dam.
- Nearby
- Lake Mead, Hoover Dam, the historic downtown, and Henderson on the way back into the valley.
- The trade-off
- Against Henderson: you give up choice, medical access and a short airport run. Gaming is not allowed, and it is one of the only cities in Nevada without casinos, which for a lot of people is exactly the point. Thin inventory means you buy differently: be ready to move when the right house appears, and know how the sale of your current house works before you find it.
