Downsizing in Henderson
One level, less to take care of, and a neighborhood that fits the next chapter. Single-story and 55-plus, without the luxury pitch.
Downsizing in Henderson: where the options actually are
Downsizing in Henderson is where most downsizers in the valley end up, and for a plain reason: this is where the options are. Henderson has a lot of single-story homes, which in parts of the valley are harder to find than you would expect, and it has several established age-restricted communities. Sun City Anthem and Solera at Anthem sit in south Henderson, Sun City MacDonald Ranch is Henderson's other 55-plus community, and the older parts of Green Valley hold a good amount of single-level housing from the eighties and nineties on bigger lots than anything built recently.
Three things make Henderson easy to live in at this stage. Choice, because more inventory means you can be particular about the floor plan instead of taking what comes up. Medical access, because you are closer to the valley's hospitals and specialists, and that tends to matter more with every year. And the airport, because if family is out of state, Henderson keeps you a short drive from getting to them. The trade-offs are the ones that come with any master-planned community: HOA dues, and rules about what you can do with your own house.

Why Henderson downsizers work with me
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, with Henderson and Anthem at the center of my downsizing work. I also work Boulder City, which is the other place downsizers ask about, so when you are weighing the two I can tell you what I actually think instead of steering you toward the one I farm.
Most of the downsizers I work with are also sellers, usually of a house they have owned a long time and hold real equity in. That makes this a sell-and-buy, and the same person runs both ends: the real number on the family house, The Week One Launch to sell it, and the search for the next one, with every date on both calendars watched by me. You get 100 percent of my attention whenever you contact me, and you will not be handed off to an assistant. If the right answer is to wait a season or to rent between houses, I will say so. You will not get pressure, a timeline promise or a luxury pitch.
How downsizing in Henderson goes, step by step
The first conversation is not about houses. It is whether an age-restricted community appeals to you, how much yard you want, and what you use most in a week. Age-restricted communities require at least one resident to meet the age minimum, usually 55, limit how many homes can be occupied by younger residents, and trade quiet streets and amenities for occupancy rules, higher dues and a smaller resale pool. Grandkids can visit but generally cannot live there. If the activity calendar sounds like your life, Sun City Anthem, Solera or Sun City MacDonald Ranch is where we start. If you want a street with kids on bikes, we look at Green Valley's older single-levels and the non-restricted single-story homes in Anthem instead.
Then the house itself, where I check the things one level on paper does not always deliver: a sunken living room or a step down to the garage, doorway and hall widths, a walk-in shower versus a tub, the garage depth if you drive a truck, the lot size against how much yard you actually want, and the age of the air conditioner and roof, because a downsizer buying with cash or a small loan does not want a big repair in year two. The full checklist is here.
On the selling side, the family house gets the real number and the marketing starts day one. Then the sequencing: because many downsizers do not need to borrow much for the next place, selling first with a rent-back or buying first with a short bridge are both often possible, and I will tell you which I would do with your numbers.
Henderson versus the other places downsizers look
Against Boulder City: Henderson gives you choice, medical access and single-level living without compromise. Boulder City gives you a small town, no casinos and thin inventory where the right house may not appear for months, and where you have to be ready to move when it does. I wrote that comparison in full. Against Summerlin: Summerlin has fewer single-story homes and is a long way from the airport at 5pm. Against staying in the two-story: the staircase gets longer every year, and nobody downsizing wants to do it twice, which is why the decision is worth making slowly and executing quickly.
If you are torn, drive Anthem and Green Valley on a weekday, then have lunch in downtown Boulder City on the way home. Then call or text 702-881-6562, tell me what you are selling and what you want the next house to do for you, and I will tell you which Henderson communities to look at first and how I would time the move so you only make it once. Downsizing in Anthem and downsizing across the valley have their own pages, and more about Henderson is here.
Frequently Asked Questions
Which Henderson communities are 55-plus?
Sun City Anthem and Solera at Anthem in south Henderson, and Sun City MacDonald Ranch. Each sets its own occupancy rules and dues, and each is worth reading the community documents on before you fall for the house.
Where are the single-story homes in Henderson that are not age-restricted?
The older parts of Green Valley have a good amount of single-level housing from the eighties and nineties on bigger lots, and the non-restricted neighborhoods of Anthem mix single-story homes with two-story family plans. The newer master-planned communities have single-story plans too, fewer of them, and they go quickly.
Do I need to sell my family house before I buy the smaller one in Henderson?
Not always. Many downsizers have enough equity that selling first with a rent-back or buying first with a short bridge are both possible. It still needs a plan, and I lay out the options with your numbers and tell you which one I would take.

What downsizing looks like in Henderson
Henderson sits southeast, closer to the airport, with single-story homes and several 55-plus communities.
Henderson is its own city on the southeast side, closer to the airport, where older Green Valley single-levels sit alongside the newer master-planned communities of Anthem, Inspirada and Cadence. It has the widest range of home ages and prices in the valley.
- The homes
- Henderson is not one thing. Established neighborhoods, including the older parts of Green Valley with single-level homes from the eighties and nineties on bigger lots, sit alongside newer master-planned communities such as Anthem, Inspirada and Cadence. A Henderson home and a Summerlin home at the same price can be twenty years apart in age, on very different lot sizes, with very different HOA dues.
- Why people choose it
- People who work near the airport, Green Valley or the southeast side, or who fly a lot. Buyers who want more range in what they can buy, and downsizers who want single-story living with choice: Henderson has a lot of single-story homes and several established age-restricted communities, including Sun City Anthem, Solera and Sun City MacDonald Ranch.
- Getting around
- Southeast side of the valley, a short drive to the airport. The 215 at 5pm is a different road than the 215 at 11am, so drive your actual commute on a weekday evening before you decide.
- Nearby
- The airport, the valley's hospitals and specialists, a lot of parks and recreation, and Boulder City about half an hour further out.
- The trade-off
- Against Summerlin: you give up Red Rock on your doorstep and the single master-planned feel, and you get more variety, more inventory to be particular about, and often more house for the money. Master-planned parts of Henderson come with HOA dues and rules about what you can do with your own house.
