Downsizing in Anthem

One level, less to take care of, and a neighborhood that fits the next chapter. Single-story and 55-plus, without the luxury pitch.

Downsizing in Anthem: why the search usually starts here

Downsizing in Anthem is where most single-story searches in the valley begin, because Anthem has the largest concentration of single-story homes anywhere in it. They come in two forms. Sun City Anthem and Solera at Anthem are the 55-and-up communities, built almost entirely on one level with clubhouses, pools, courts and activity calendars. The rest of Anthem mixes non-restricted single-story homes into neighborhoods with two-story family plans. The list downsizers bring me fits Anthem well: one level, less yard, a payment and an HOA that do not need thinking about, doctors within a reasonable drive, and a decision you only make once.

The decision most downsizers have not made when they call is the age-restricted one, and Anthem is where it becomes concrete, because both answers are here within a few minutes of each other. That makes it the best place in the valley to drive both on the same afternoon and find out which one feels like your life.

Why Anthem downsizers work with me

I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, with Anthem at the center of my downsizing work. Because I also work Boulder City, the other place downsizers ask about, and Summerlin, where many of them are selling from, I can tell you plainly whether Anthem is the right answer for your list or whether the small town half an hour out would suit you better.

Most downsizers I work with are also sellers of a house they have owned a long time, so this is a sell-and-buy and the same person runs both ends: the real number on the family house, The Week One Launch to sell it, the search in Anthem, and every date on both calendars watched by me. You will not get pressure, a timeline promise or a luxury pitch. If the right answer is to wait for the right single-story or to rent between houses, I will say so.

How downsizing in Anthem goes, step by step

The first conversation is about the list: whether an age-restricted community appeals to you, how much yard you want, and what you use most in a week. Age-restricted communities require at least one resident to meet the age minimum, usually 55, and limit how many homes younger residents can occupy. In exchange for quiet streets and amenities built for this stage you accept occupancy rules, higher dues and a smaller resale pool, and grandkids can visit but generally cannot live there. If the activity calendar sounds like your life, Sun City Anthem or Solera is where we start. If you want a street with kids on bikes, the non-restricted single-story homes are the answer. Neither is right. One of them is right for you, and Anthem lets you see both in an afternoon.

Then the house, where I check what one level on paper does not always deliver: a sunken living room, a step down to the garage, a raised entry, doorway and hall widths, a walk-in shower versus a tub, the garage depth if you drive a truck or want room for a golf cart, the lot against how much yard you actually want, and the age of the air conditioner and roof. The full checklist is here. Read the community documents before you fall for the house, not after.

On the selling side, the family house gets the real number and the marketing starts day one. Then the sequencing, which with the equity most long-time owners have is often easier than for a move-up family, and which I lay out with your numbers.

Anthem versus the other places downsizers look

Against Boulder City: Anthem gives you choice, medical access and single-level living without compromise, and Boulder City gives you a small town with no casinos and thin inventory, where you have to be ready to move when the right house appears. I wrote that comparison in full. Against the rest of Henderson: Green Valley's older single-levels on bigger lots and Sun City MacDonald Ranch are the alternatives, and downsizing in Henderson covers them. Against Summerlin: fewer single-story homes there and a longer drive to the hospitals and the airport.

If you are torn, drive Sun City Anthem and a non-restricted Anthem neighborhood on the same weekday, then have lunch in downtown Boulder City on the way home. Then call or text 702-881-6562, tell me whether age-restricted appeals to you or not, how much yard you want and what you use most in a week, and I will tell you which communities to look at first and how I would time the move so you only make it once. Frequently Asked Questions

What is the difference between Sun City Anthem and Solera at Anthem?

Both are 55-plus, single-level communities with their own clubhouses and amenities. Sun City Anthem is the larger of the two. Each sets its own occupancy rules and dues, and each is worth reading the documents on before you decide.

Can I find a single-story in Anthem without an age restriction?

Yes. The non-restricted neighborhoods of Anthem mix single-story homes with two-story family plans. They have the widest buyer pool in Anthem, so be ready to move when the right one appears.

Can my grandchildren live with me in an age-restricted Anthem community?

Generally no. They can visit, and each community sets its own rules about how long. If grandkids might live with you for a stretch, look at the non-restricted single-story homes instead.
