Buying a home in Anthem
Tell me what the house has to do. I will tell you what I would do, and you will hear from me the whole way through.
Buying a home in Anthem: the question that comes first
Buying a home in Anthem starts with a question that comes before the house and before the number: age-restricted or not? Anthem holds both. Sun City Anthem and Solera at Anthem require at least one resident to meet the age minimum, usually 55, and offer single-level living with clubhouses, pools and activity calendars. The rest of Anthem is open to anyone and mixes single-story homes with two-story family plans. A buyer who has not answered that question is looking at two different markets at once.
The people buying in Anthem are downsizers who want one level and the hospitals and the airport a reasonable drive away, and move-up families buying into a newer south Henderson community, often from a starter home in North Las Vegas or the southwest. Both are choosing a master-planned community, which means HOA dues and rules about what you can do with your own house, and both should know that going in.

Why Anthem buyers work with me
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, in Anthem and the rest of Henderson among them. Because I also work Boulder City, Summerlin and Southern Highlands, I can tell you when Anthem is the right answer for what the house has to do and when one of those would serve you better, without a thumb on the scale.
We start with what the house has to do and the whole payment, which in Anthem always includes HOA dues, and in the 55-plus communities includes the dues that fund the clubhouses and pools. A lender pre-approval is not required to start with me, but I recommend it strongly, because it is better to shop for what you know you can afford and because well-presented Anthem single-stories do not sit. Before or during the first showing we sign a buyer representation agreement, so you know in writing who I work for and how I am paid, which is negotiated and never fixed. The whole way I help you buy is here. When you ask which house, I tell you.
How buying a home in Anthem goes, step by step
The first call covers the age-restricted question, the commute, whether one level is a must or a preference, how much yard you want, and what you are hoping to spend. Then the payment conversation with a lender, dues included. Then a short list in the right part of Anthem, with the 3D walkthroughs doing the first pass so we tour the ones you already like.
On an Anthem tour I am looking at the things a listing does not say: whether a single-story is truly one level or has a sunken living room and a step down to the garage, the doorway and hall widths, the garage depth, what the HOA controls and charges, and which direction the big windows face. When you find it, earnest money is typically about 1 percent and negotiable, the due diligence period is usually 10 calendar days to two weeks and negotiable, and the HOA resale package Nevada requires the seller to provide gets read during that window, along with the community's own documents if it is age-restricted, because the occupancy rules live there. Then the appraisal, the loan, the walkthrough, signing and keys, with every date on a calendar and a call from me before each one.
Anthem specifics worth knowing before you buy
In Sun City Anthem and Solera, the occupancy rules decide whether grandchildren or an adult child can live with you, and resale later is limited to buyers who qualify, which is worth thinking about on the way in. In the non-restricted neighborhoods, a single-story has the widest buyer pool in Anthem, which means competition when a good one appears. Anthem's newer master-planned parts compete with builders elsewhere in south Henderson, so know what the builders are offering before writing on a resale. And the hospitals and the airport being a reasonable drive away is a real advantage that tends to matter more with every year.
If you are downsizing, downsizing in Anthem goes deeper on the 55-plus decision. If you are trading up from a starter home, the sequencing comes first. If you are moving in from out of state, relocating to Anthem covers touring from a distance. Or call or text 702-881-6562, tell me what the house has to do, and I will tell you which part of Anthem I would put you in. More about Anthem and how I work with buyers across the valley are here.
Frequently Asked Questions
Do I have to be 55 to buy in Anthem?
No. Only Sun City Anthem and Solera at Anthem are age-restricted. The rest of Anthem is open to anyone and mixes single-story homes with two-story family plans.
What should I check in an Anthem single-story before I write an offer?
Whether it is truly one level, with no sunken room or step down to the garage; doorway and hall widths; a walk-in shower; the garage depth; and the age of the air conditioner and roof. I check all of it on the tour and tell you which findings matter.
How much are HOA dues in Anthem?
They vary by neighborhood, and the 55-plus communities carry higher dues that fund the clubhouses and pools. The exact figure is in the resale package for the specific home, and it goes in your monthly number before we write.
Anthem
What buying a home looks like in Anthem
Anthem is single-story living, and it is a real answer for anyone downsizing.
Anthem, in south Henderson, holds the valley's largest concentration of single-story homes, split between the 55-plus communities of Sun City Anthem and Solera at Anthem and the non-restricted neighborhoods where single-story homes mix with two-story family plans.
- The homes
- Anthem has the largest concentration of single-story homes in the valley, split between age-restricted and not. Sun City Anthem and Solera at Anthem are the 55-and-up communities, built almost entirely on one level with clubhouses, pools and activity calendars. The rest of Anthem mixes single-story homes with two-story family plans.
- Why people choose it
- Downsizers who want one level, less yard, and a payment and HOA that do not need thinking about, and move-up families buying into a newer Henderson master-planned community.
- Getting around
- South Henderson, off the 215, a reasonable drive to the airport and the valley's hospitals.
- Nearby
- Henderson's medical corridor, the airport, and Boulder City about half an hour out.
- The trade-off
- Age-restricted communities trade quiet streets and amenities for occupancy rules (grandkids can visit but generally cannot live there), a smaller resale pool, and higher dues. The non-restricted single-story homes are the answer if you want kids on bikes on your street.
