Home value in Henderson: what your house is actually worth
Send me your address. I will tell you what I think it is actually worth, which recent sales I used, and how I would price it if it were mine.
Home value in Henderson: why the city name tells you almost nothing
Home value in Henderson is the hardest valuation in the valley to get from a screen, because Henderson is not one market. An online estimate averages what it can see across a city where an eighties single-level in Green Valley on a big lot, a two-thousands two-story in an older neighborhood and a new build in Cadence with HOA dues can all carry the same price. Those houses are not comparable to each other, and a number that treats them as if they were is a guess with a decimal point.
The first question I ask about a Henderson valuation is which Henderson. Green Valley, the older established parts, Anthem and its age-restricted communities, or the newer master-planned communities of Inspirada and Cadence, where resale homes compete directly against builders. The right comparable sales are the ones in your part of Henderson, of your era, on your kind of lot, and they are the only ones that count.

The real number, from someone who sells in Henderson
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, with a large share of that work in Henderson. You send me the address. I send you what I think the house is actually worth, the recent Henderson sales I used and why each one counts more or less than the others, and how I would list it if it were mine. No obligation, and no follow-up campaign. If you want to talk, you call me.
The number you get is the one I believe, not the one that wins a listing. In Henderson especially, with this much inventory, a house priced high does not get negotiated down. It gets skipped, and the buyers who were scrolling your part of Henderson the day you went live move on to the next one. How I get to the number, and the three ways you can list against it, is written out on the process page. If the real number is lower than you hoped, you hear it now, not six weeks into a listing that is not moving.
How a Henderson valuation works, and what happens next
Send me the address, roughly when you are thinking about selling, and anything I could not see from the street: a remodel, a new roof, a converted garage, a pool. Tell me if the home is in an association, because HOA dues change what a Henderson buyer will pay for the same square footage. Then I pull the closed sales in your part of Henderson, weight them for era, lot, condition and what buyers in your range are actually choosing right now, and send you the number with the sales behind it.
If you decide to sell, the valuation is already step one of how I sell a home in Henderson: the price is set, the presentation gets built before day one, and the marketing starts the day the house goes live. If you are selling to buy the next house, the number is also what you have to work with on the other side, which is where the sell-and-buy plan begins. If the house needs work first, here is what to fix and what to leave alone. And if the answer is that now is a bad time to sell your particular house, you will hear that too.
What moves a Henderson number
A single-story in Henderson carries a premium, because more downsizers want one than there are houses, and that is true in Green Valley's older single-levels as much as in Anthem. An age-restricted community limits the buyer pool to people who qualify, which affects how a Sun City Anthem or Sun City MacDonald Ranch home should be priced against a non-restricted one. A big Green Valley lot is worth something to a buyer who wants a yard and nothing to one who wants less of it, and knowing which buyer your house is for changes the number. Newer homes in Inspirada and Cadence are priced against what the builders are offering that month, including their incentives, which a resale seller has to account for. And anywhere in Henderson, a well-kept older air conditioner, roof and water heater are worth money at the inspection stage, not at the listing stage, so they belong in the disclosure and the plan, not in the asking price.
Whatever part of Henderson you are in, the first step is the same and it costs nothing: send me the address, or call or text 702-881-6562. More about Henderson and how I value homes across the valley are here too.
Frequently Asked Questions
Why is my online estimate so different from your number?
An online estimate averages across a city where an eighties Green Valley single-level and a new build in Cadence can carry the same price. I compare your house only against sales in your part of Henderson, of your era, on your kind of lot, and I can see the kitchen.
Does an HOA change what my Henderson home is worth?
Yes. Dues change what a buyer will pay for the same square footage, and an age-restricted community narrows the buyer pool to people who qualify. Both go into the number, which is why I ask which Henderson your house is in before anything else.
Is the valuation really free, with no strings?
Yes. You get the number, the recent Henderson sales behind it and how I would price it, with no obligation and no follow-up campaign. If you want to talk, you call me.

What home value looks like in Henderson
Henderson sits southeast, closer to the airport, with single-story homes and several 55-plus communities.
Henderson is its own city on the southeast side, closer to the airport, where older Green Valley single-levels sit alongside the newer master-planned communities of Anthem, Inspirada and Cadence. It has the widest range of home ages and prices in the valley.
- The homes
- Henderson is not one thing. Established neighborhoods, including the older parts of Green Valley with single-level homes from the eighties and nineties on bigger lots, sit alongside newer master-planned communities such as Anthem, Inspirada and Cadence. A Henderson home and a Summerlin home at the same price can be twenty years apart in age, on very different lot sizes, with very different HOA dues.
- Why people choose it
- People who work near the airport, Green Valley or the southeast side, or who fly a lot. Buyers who want more range in what they can buy, and downsizers who want single-story living with choice: Henderson has a lot of single-story homes and several established age-restricted communities, including Sun City Anthem, Solera and Sun City MacDonald Ranch.
- Getting around
- Southeast side of the valley, a short drive to the airport. The 215 at 5pm is a different road than the 215 at 11am, so drive your actual commute on a weekday evening before you decide.
- Nearby
- The airport, the valley's hospitals and specialists, a lot of parks and recreation, and Boulder City about half an hour further out.
- The trade-off
- Against Summerlin: you give up Red Rock on your doorstep and the single master-planned feel, and you get more variety, more inventory to be particular about, and often more house for the money. Master-planned parts of Henderson come with HOA dues and rules about what you can do with your own house.
