Henderson neighborhoods: living, buying and selling
Henderson sits southeast, closer to the airport, with single-story homes and several 55-plus communities.
Living in Henderson
Henderson sits on the southeast side of the Las Vegas valley, closer to the airport than anywhere else people seriously consider, and the first thing to know about Henderson neighborhoods is that Henderson is not one thing. Older neighborhoods built in the eighties and nineties, including parts of Green Valley with single-level homes from the eighties and nineties on bigger lots, sit alongside newer master-planned communities such as Anthem, Inspirada and Cadence. A Henderson home and a Summerlin home at the same price can be twenty years apart in age, on very different lot sizes, with very different HOA dues, and the city name on the address tells you almost nothing about that.
The people who choose Henderson usually work near the airport, Green Valley or the southeast side, or they fly a lot and want the airport ten minutes away instead of forty. It has a suburban, settled feel, a lot of parks and recreation, and more range in what you can buy than the west side offers at the same price. Henderson is its own city inside Clark County, with its own city government, which matters for things like the grass-removal rules and building permits.
Against Summerlin, the trade is this: you give up Red Rock on your doorstep and the single master-planned feel, and you get variety, more inventory to be particular about, and often more house for the money. The master-planned parts of Henderson come with HOA dues and rules about what you can do with your own house. Some people love the structure. Some find it confining. Know which one you are before you buy.

How I work in Henderson
I am John Arendt, a Realtor with Compass Realty & Management, and Henderson is where a large share of my work happens, both selling and buying, in 20 years across the Las Vegas valley. My office is on West Sunset Road, and I work Henderson alongside Summerlin, Southern Highlands, Anthem, Boulder City and North Las Vegas, so when a client is choosing between Henderson and somewhere else, I can tell them what I actually think instead of steering them to the side I farm.
Selling in Henderson means competing with a lot of inventory across a wide range of home ages, so the presentation and the price do more of the work than they do in a thinner market. The Week One Launch runs the same way it does everywhere: the real number before the signature, photography and the 3D walkthrough finished before day one, paid advertising and syndication running within the first 7 days, and a status call from me every Friday or Saturday. In Henderson I also pay attention to which buyers your house is for. A single-story near the hospitals is a downsizer's house. A four-bedroom in Inspirada is a move-up family's, and the advertising is aimed accordingly.
Buying in Henderson starts with the commute and the payment, like everywhere, and then with a question specific to this city: older or master-planned? An eighties Green Valley single-level on a big lot and a new build in Cadence with HOA dues are both Henderson, and they are different lives. I will tell you which one I would pick for what you told me the house has to do.
Henderson neighborhoods and communities
Green Valley is the established heart of Henderson. The older parts hold a good amount of single-level housing from the eighties and nineties on bigger lots than anything built recently, which makes it one of the first places I look for a downsizer who does not want an age-restricted community. Newer sections and Green Valley Ranch sit alongside it.
Anthem is south Henderson's master-planned community and it has the largest concentration of single-story homes in the valley, split between the 55-plus communities of Sun City Anthem and Solera at Anthem and the non-restricted neighborhoods where single-story homes mix with two-story family plans. Anthem has its own page, because it is a different search from the rest of Henderson.
Inspirada and Cadence are the newer master-planned communities, where most of the new construction in Henderson is happening. Newer floor plans, smaller lots, HOA dues, and the move-up families buying into them are often selling a starter home in North Las Vegas or the southwest to get here. Trading up into Henderson is its own conversation.
Sun City MacDonald Ranch is Henderson's other established age-restricted community, single-level and built around the same list downsizers bring me: less yard, a payment and an HOA that do not need thinking about, and amenities if you want them. Downsizing in Henderson covers how I shop it.
Henderson housing market and home types
Henderson has the widest range of home types of any place I work. Single-story homes from the eighties and nineties on bigger lots. Two-story family homes from the nineties and two-thousands. New construction in the master-planned communities with smaller lots and HOA dues. Age-restricted single-level homes with clubhouses and pools. Condos and townhomes near the commercial corridors. That range is why Henderson has more inventory to be particular about than the west side, and why two houses at the same price here can be twenty years apart.
What that means if you are selling: your house is being compared against a lot of others, and against homes that may be newer or older than yours by a generation. The real number matters more, not less, and so does the presentation. What it means if you are buying: you have choice, and choice is worth slowing down for. Market numbers move, and I will not print one here that goes stale by the time you read it. When you call, you get what homes like yours in your part of Henderson are actually taking right now.
Getting around, and what is nearby
The airport is Henderson's biggest practical advantage. If you fly often or family is out of state, Henderson keeps you a short drive from getting to them. The valley's hospitals and specialists are close, which tends to matter more with every year, and Green Valley and the southeast side put most daily errands inside a few minutes. The 215 runs across the south of the city and the 95 up the east side, and both are different roads at 5pm than at 11am, so drive your actual commute on a weekday evening before you decide anything.
Boulder City is about half an hour further out, past the edge of Henderson, and for anyone comparing the two for a downsizing move, I wrote that comparison in full. Lake Mead and Hoover Dam are out that same road. The Strip is a straight shot up the 15 or the 215, close enough for a show and far enough that you do not live in it.
If you are weighing Henderson against Summerlin, start with the commute, not the amenities. If you already know it is Henderson, selling your home in Henderson and buying a home in Henderson each have their own page. Or call or text 702-881-6562 and tell me what the house has to do.
Frequently Asked Questions
Is Henderson its own city or part of Las Vegas?
Henderson is its own city inside Clark County, southeast of Las Vegas, with its own city government. Anthem, Green Valley, Inspirada and Cadence are all inside Henderson.
What is the difference between Henderson and Summerlin?
Summerlin is master-planned, newer, on the west edge against Red Rock. Henderson is southeast, closer to the airport, and more varied, with older single-level homes next to new master-planned communities. Start with your commute; the character of each place is a preference, not a verdict.
Where are the single-story homes in Henderson?
Anthem has the largest concentration in the valley, both 55-plus and not. The older parts of Green Valley have a good amount of single-level housing from the eighties and nineties on bigger lots. Sun City MacDonald Ranch is age-restricted and single-level.
Do all Henderson neighborhoods have an HOA?
No. The master-planned communities such as Anthem, Inspirada and Cadence do, with dues and rules about what you can do with your house. Many of the older neighborhoods do not. Which you prefer is one of the first things I ask.
