Selling your home in Henderson
Your marketing starts day one, not week three. I will not promise you a timeline. I will show you what I do in the first week, because that is the week that moves the number.
Selling your home in Henderson: what is different here
Selling your home in Henderson puts you in the most varied market in the valley. Your house is being compared not only against the one down the street but against homes that may be a full generation older or newer at the same price: an eighties single-level in Green Valley on a big lot, a two-thousands two-story in the older neighborhoods, a new build in Inspirada or Cadence with HOA dues. Henderson has more inventory to be particular about than the west side, which is good for buyers and means the seller has to get two things exactly right: the number and the presentation.
The other thing that is different is who your buyer is. A single-story near the hospitals is almost certainly a downsizer's house, and there is a pool of them watching for it. A four-bedroom in the newer master-planned communities is a move-up family's, often one selling a starter home in North Las Vegas or the southwest to get here. An older Green Valley home on a big lot might be either. Knowing which one your house is for decides how it is presented and who the advertising is aimed at.

Why Henderson sellers work with me
I am John Arendt, a Realtor with Compass Realty & Management, and Henderson is where a large share of my work happens in 20 years across the Las Vegas valley. Because I also work Summerlin, Southern Highlands and Boulder City, I know what your Henderson buyer is comparing you against on the other side of the valley, and I know where your Henderson buyer is coming from, because I am often the one selling their starter home.
Two things you can check rather than take on faith. First, you get the real number before you sign anything with me: what I think the house is worth, the recent Henderson sales I used, and how I would price it if it were mine. In a market with this much inventory, a house priced high does not get negotiated down. It gets skipped, and the eventual price cut announces that it sat. Second, your marketing starts on day one and everything is running within the first 7 days. The Week One Launch is written out step by step, and every Friday or Saturday you get a house status call from me until it closes. Nobody gets handed off; I negotiate and close your sale myself.
How selling your home in Henderson goes, step by step
We start at the house. I walk it with you and tell you which items on your list change the offer and which only make you feel better about the house: fix what is broken, take the surprise out of the inspection, paint, light and clean, then stop. In Henderson's master-planned communities I also pull the HOA resale package early, because Nevada requires you to provide it and a late one is one of the most common reasons a Henderson closing slips.
Then the number, set against actual Henderson sales, with the trade-offs of listing above or below it laid out and my recommendation attached. Then the presentation: professional photography and the Matterport 3D walkthrough, finished before your house is visible to anyone, with the description written for the buyer this specific house is for.
Day one, your house goes live on the MLS with all of it attached. Within the first 7 days the paid advertising is running, aimed at downsizers or move-up families depending on the house, the syndication to Realtor.com, Homes.com and the other major sites is complete, the first open house happens, and the sign is in the yard. The launch calendar is the same for every listing I take. When the offer comes, I negotiate it, walk you through what happens after you accept, and keep every date on the calendar through keys.
Henderson specifics that change how your house sells
Green Valley's older single-levels sell to two very different buyers, downsizers who want the lot and first-timers who want the price, and the presentation has to work for both. Anthem's single-story homes have a buyer pool waiting for them, but the age-restricted communities limit resale to buyers who qualify, so the real number matters more, not less. Inspirada and Cadence compete directly with new construction and the builders' incentives, which changes how a resale home there has to be priced. Anywhere in Henderson, the airport is a selling point for relocating buyers and buyers who fly often, and the hospitals and specialists are a selling point for downsizers; both go in the description when they apply.
If you are selling in Henderson in order to buy somewhere else, or to move within Henderson, the sequencing comes first. If you are not sure the house is ready or the timing is right, send me the address and get the real number, with no obligation and no follow-up campaign. Or call or text 702-881-6562 and tell me what your timeline actually needs. More about Henderson and how I sell across the valley are here too.
Frequently Asked Questions
How long does it take to sell a house in Henderson?
I will not give you a number I do not control. I will tell you what homes like yours in your part of Henderson are actually taking right now, and show you what I do in the first 7 days so your listing gets the most out of its best two weeks.
Do I need the HOA resale package to sell my Henderson home?
If your home is in an association, yes. Nevada requires the seller to provide it, and I order it the day we go under contract rather than the week before closing, because a late package is one of the most common reasons a Henderson closing slips.
Who is going to buy my Henderson house?
It depends on the house. Single-story homes near the hospitals draw downsizers. Four-bedrooms in the newer master-planned communities draw move-up families. Older Green Valley homes on big lots draw both. I aim the advertising at the buyer your house is for.

What selling your home looks like in Henderson
Henderson sits southeast, closer to the airport, with single-story homes and several 55-plus communities.
Henderson is its own city on the southeast side, closer to the airport, where older Green Valley single-levels sit alongside the newer master-planned communities of Anthem, Inspirada and Cadence. It has the widest range of home ages and prices in the valley.
- The homes
- Henderson is not one thing. Established neighborhoods, including the older parts of Green Valley with single-level homes from the eighties and nineties on bigger lots, sit alongside newer master-planned communities such as Anthem, Inspirada and Cadence. A Henderson home and a Summerlin home at the same price can be twenty years apart in age, on very different lot sizes, with very different HOA dues.
- Why people choose it
- People who work near the airport, Green Valley or the southeast side, or who fly a lot. Buyers who want more range in what they can buy, and downsizers who want single-story living with choice: Henderson has a lot of single-story homes and several established age-restricted communities, including Sun City Anthem, Solera and Sun City MacDonald Ranch.
- Getting around
- Southeast side of the valley, a short drive to the airport. The 215 at 5pm is a different road than the 215 at 11am, so drive your actual commute on a weekday evening before you decide.
- Nearby
- The airport, the valley's hospitals and specialists, a lot of parks and recreation, and Boulder City about half an hour further out.
- The trade-off
- Against Summerlin: you give up Red Rock on your doorstep and the single master-planned feel, and you get more variety, more inventory to be particular about, and often more house for the money. Master-planned parts of Henderson come with HOA dues and rules about what you can do with your own house.
