Home value in Anthem: what your house is actually worth
Send me your address. I will tell you what I think it is actually worth, which recent sales I used, and how I would price it if it were mine.
Home value in Anthem: the floor plan and the community decide
Home value in Anthem turns on two questions before anything else. Is the house single-story? And does it sit in Sun City Anthem or Solera at Anthem, the 55-plus communities, or in the non-restricted neighborhoods? An online estimate does not know the answer to either, and it averages a two-story family plan, an age-restricted single-level with clubhouse dues, and a non-restricted single-story into one number that fits none of them.
Single-story carries a premium in Anthem because more people want it than there are houses, and Anthem has more of it than anywhere in the valley. An age-restricted address changes who can buy: the pool is limited to buyers who qualify, which makes the right comparables the recent sales inside that same community, not across the street in a neighborhood open to everyone. A non-restricted single-story has the widest buyer pool in Anthem, downsizers and families at once, and its comparables are different again. The right sales are the ones for your kind of home, and they are the only ones that count.

The real number, from someone who sells in Anthem
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, in Anthem and the rest of Henderson among them. You send me the address. I send you what I think the house is actually worth, the recent Anthem sales I used for your kind of home and why each one counts more or less, and how I would list it if it were mine. No obligation, and no follow-up campaign.
The number you get is the one I believe, not the one that wins a listing. In an age-restricted community the resale pool is smaller by design, so a house priced high does not get negotiated down; the qualifying buyers who are watching wait for the next one, and the eventual price cut tells them yours sat. How I get to the number, and the three ways you can list against it, is on the process page. If the real number is lower than you hoped, you hear it now.
How an Anthem valuation works, and what happens next
Send me the address, roughly when you are thinking about selling, and the things I could not see from the street: whether it is truly one level, a remodel, a pool, a lot that backs open space, a view. Tell me the community and the dues, because in Sun City Anthem and Solera the dues fund the clubhouses and pools and change what a buyer will pay for the same square footage. Then I pull the closed sales for your kind of home in your part of Anthem, weight them for era, lot and condition, and send you the number with the sales behind it.
If you decide to sell, the valuation is already step one of how I sell a home in Anthem: the price is set, the presentation gets built to show a downsizer that the house is truly one level, and the marketing starts the day the house goes live. If you are selling to move to Boulder City or a smaller place elsewhere, the downsizing page covers the sequencing. If the house needs work first, here is what to fix and what to leave alone, which in a newer Anthem home is usually a short list.
What moves an Anthem number
Single-story versus two-story, first and most. Age-restricted versus not, because it changes the buyer pool and the comparables. Whether the single-story is truly one level, with no sunken room or step down to the garage, because a downsizer's inspector and a downsizer's knees both notice. A walk-in shower, wider doorways and a garage with room for a golf cart, worth real money to the buyer Anthem's single-stories are for. The community's dues, which belong in every buyer's monthly number. And, because Anthem is newer, a well-kept air conditioner and roof are expected rather than rewarded, so they belong in the disclosure rather than the asking price.
Whatever kind of Anthem home it is, the first step is the same and it costs nothing: send me the address, or call or text 702-881-6562. More about Anthem and how I value homes across the valley are here.
Frequently Asked Questions
Is a single-story worth more in Anthem?
Generally yes, because more people want one than there are houses, and Anthem has the valley's largest concentration of them. How much more depends on whether it is truly one level and which community it sits in, which is why I compare it only against sales of the same kind of home.
Does being in Sun City Anthem or Solera change my home's value?
It changes who can buy it, since the pool is limited to buyers who qualify under the age rules, and it changes the dues in the buyer's monthly number. The right comparables are recent sales inside the same community, and I use those.
Is the valuation free?
Yes. You get the number, the recent Anthem sales behind it and how I would price it, with no obligation and no follow-up campaign. If you want to talk, you call me.
Anthem
What home value looks like in Anthem
Anthem is single-story living, and it is a real answer for anyone downsizing.
Anthem, in south Henderson, holds the valley's largest concentration of single-story homes, split between the 55-plus communities of Sun City Anthem and Solera at Anthem and the non-restricted neighborhoods where single-story homes mix with two-story family plans.
- The homes
- Anthem has the largest concentration of single-story homes in the valley, split between age-restricted and not. Sun City Anthem and Solera at Anthem are the 55-and-up communities, built almost entirely on one level with clubhouses, pools and activity calendars. The rest of Anthem mixes single-story homes with two-story family plans.
- Why people choose it
- Downsizers who want one level, less yard, and a payment and HOA that do not need thinking about, and move-up families buying into a newer Henderson master-planned community.
- Getting around
- South Henderson, off the 215, a reasonable drive to the airport and the valley's hospitals.
- Nearby
- Henderson's medical corridor, the airport, and Boulder City about half an hour out.
- The trade-off
- Age-restricted communities trade quiet streets and amenities for occupancy rules (grandkids can visit but generally cannot live there), a smaller resale pool, and higher dues. The non-restricted single-story homes are the answer if you want kids on bikes on your street.
