Selling your home in North Las Vegas

Your marketing starts day one, not week three. I will not promise you a timeline. I will show you what I do in the first week, because that is the week that moves the number.

Selling your home in North Las Vegas: usually one half of a bigger move

Selling your home in North Las Vegas is, more often than anywhere else I work, one half of a bigger move. A lot of families in this valley bought their first home in North Las Vegas, and many of the sellers I meet here are those same people five to nine years later, with two kids, real equity, and a house that stopped fitting, selling to buy the next one in Summerlin, Anthem, Southern Highlands or newer Henderson. That changes two things about the sale: the number has to be real, because the next purchase is built on it, and the timing has to be watched, because the two closings depend on each other.

Your buyer, in turn, is very often a first-time buyer, someone whose lease renewed at a number that made them angry and who has finally found out they do not need 20 percent down. That buyer is taught, not reported to, and a North Las Vegas listing that anticipates their questions, about the payment, the HOA if there is one, the age of the air conditioner, sells more smoothly than one that does not.

Why North Las Vegas sellers work with me

I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, North Las Vegas among them. Because I also work the places North Las Vegas families move to, Summerlin, Anthem, Southern Highlands and Henderson, the same person can run both ends of your move, which is the whole point of how I handle a sell-and-buy: I know exactly where your sale stands when I write your offer, and exactly what your offer needs when I price your sale.

Two things you can check rather than take on faith. You get the real number before you sign anything with me, the recent North Las Vegas sales I used, and how I would price it if it were mine, not the flattering number that makes the next house look affordable and gets cut six weeks later. And your marketing starts on day one, with everything running within the first 7 days. The Week One Launch is written out step by step, and every Friday or Saturday you get a house status call from me until it closes. I negotiate and close the sale myself.

How selling your home in North Las Vegas goes

We start with the sequencing, if you are buying too, because it decides when the sign goes in: sell first with a rent-back, buy first with a contingency, or bridge the gap. Then the house. I walk it with you and tell you which items change the offer and which do not: fix what is broken, take the surprise out of the inspection by servicing the air conditioner and getting the roof looked at, paint, light and clean, then stop. A first-time buyer's inspector will find the same things any inspector finds, and a first-time buyer is more likely to be frightened by them, so handling them first matters here.

Then the number, set against actual North Las Vegas sales, with my recommendation attached. Then the presentation: photography and the Matterport 3D walkthrough finished before your house is visible to anyone, and a description that answers the first-time buyer's questions before they ask them.

Day one it goes live with all of it attached. Within the first 7 days the paid advertising is running, aimed at first-time buyers renting across the valley and at anyone searching the north side, the syndication to Realtor.com, Homes.com and the other major sites is complete, and the first open house is on the calendar. When the offer comes, I negotiate it, keep it aligned with your purchase, and walk you through what happens after you accept.

North Las Vegas specifics that change how your house sells

A buyer who is buying for the first time asks about the payment, the down payment and the assistance programs, and a listing that makes the house easy to finance, with the disclosures complete and the inspection surprises handled, sells more smoothly. If your home is in an association, Nevada requires you to provide the resale package and I order it the day we go under contract. Because the sale here is so often tied to a purchase elsewhere in the valley, the closing dates on both have to line up, and a rent-back after closing is a normal tool for making that work. I have not written a neighborhood-by-neighborhood guide to North Las Vegas here, because a wrong specific about somebody's own street is worse than a blank; on the phone you get what has sold near you.

If you are selling in North Las Vegas to buy the next house, the sequencing page is where to start. If you are not sure of the number, send me the address and get the real number. Or call or text 702-881-6562 and tell me what your timeline actually needs. More about North Las Vegas and how I sell across the valley are here.

Frequently Asked Questions

Who is going to buy my North Las Vegas house?

Very often a first-time buyer, someone renting elsewhere in the valley who has found out they do not need 20 percent down. A listing that answers their questions about the payment, the HOA and the inspection before they ask sells more smoothly.

I am selling to buy in Henderson or Summerlin. Which comes first?

The real number on your North Las Vegas house, because the next purchase is built on it. Then the sequencing: sell first with a rent-back, buy first with a contingency, or bridge the gap. I run both ends and tell you which route I would take with your numbers.

How fast will my North Las Vegas home sell?

I will not give you a number I do not control. I will tell you what homes like yours nearby are actually taking right now, and show you what I do in the first 7 days so the listing gets the most out of its best two weeks.
