Single-Story Homes in Henderson and Anthem: What a Downsizer Should Actually Look For

The short version
The most common thing I hear from downsizers is not about size. It is about stairs. The two-story house that raised the kids has a staircase that gets longer every year, and the goal is one level, less to take care of, and a neighborhood that fits the next chapter.
Henderson and Anthem are where most of that search happens. Here is how I would shop it.
Where the single-story homes are
Single-story is the minority of what gets built in this valley, and it gets more of a premium every year because more people want it than there are houses. So the first job is knowing where it actually exists.
Anthem has the largest concentration, split between age-restricted and not. Sun City Anthem and Solera at Anthem are the 55-and-up communities, built almost entirely on one level, with the clubs, pools and activity calendars that come with that. The rest of Anthem has single-story homes mixed in with family two-stories.
Henderson has single-story in several places. Sun City MacDonald Ranch is age-restricted. The older parts of Green Valley have a good amount of single-level housing from the eighties and nineties, on bigger lots than anything built recently. The newer master-planned communities have single-story plans too, though fewer of them, and they go quickly.
Which of these fits depends on the questions below, not on the map.
Age-restricted or not
This is the decision most downsizers have not made yet when they call me.
An age-restricted community requires that at least one resident in each home meets the age minimum, usually 55, and limits how many homes can be occupied by younger residents. In exchange you get quiet streets, neighbors at the same stage of life, and amenities built for that stage: a clubhouse, fitness, pools, courts, clubs for everything.
The trade-offs are real. Grandkids can visit but generally cannot live there. Resale is limited to buyers who qualify, which is a smaller pool. And the dues fund all those amenities, so they tend to be higher than a standard community.
If the activity calendar sounds like your life, you will love it. If you want your grandchildren to be able to move in for a year, or you like a street with kids on bikes, look at the non-restricted single-story homes instead. Neither is right. One of them is right for you.
The house itself
Beyond “one level,” here is what I check for a downsizer.
Steps you did not count. A sunken living room, a step down to the garage, a raised entry. One level on paper is not always one level in practice.
The lot. Big yards are work. Many downsizers want less yard, not more, and the newer single-story communities are built that way. Others want room for a garden and a dog. Decide which you are before we look.
The garage. Two cars plus a golf cart in some communities. Check the depth if you drive a truck.
Doorways, halls and the primary bath. Wider is better, and a walk-in shower beats a tub for the years ahead. Retrofitting a bathroom is possible. Buying one that is already right is easier.
HVAC and roof age. Downsizers are often buying with cash or a small loan, and they do not want a big repair in year two. The inspection matters more, not less.
Distance to what you use. Doctors, the hospital, the grocery store, the freeway, the airport for the grandkids’ flights. Henderson has all of it, but it is a big city and some corners are far from others.
What I tell downsizers about timing
Most of you are selling a house you have owned for decades to buy this one. That is two transactions, and the fear is the same one move-up families have: sell first and have nowhere to go, or buy first and carry two. There are ways to sequence it, and with the equity most long-time owners have, there are more options than you think. That conversation comes first, before the house hunt.
If you are ready to get to one level
Call 702-881-6562 or email JArendt658@gmail.com. Tell me whether age-restricted appeals to you or not, how much yard you want, and what you use most in a week. I will tell you which communities to look at first, what is actually available in them, and how to sequence selling the family house so you are never stuck. If Boulder City might suit you better than Henderson, I will say that too.
