Selling your home in Anthem

Your marketing starts day one, not week three. I will not promise you a timeline. I will show you what I do in the first week, because that is the week that moves the number.

Selling your home in Anthem: two very different buyers

Selling your home in Anthem means knowing which of two buyers your house is for, because they do not overlap. A single-story in Sun City Anthem or Solera at Anthem sells to a downsizer, often one selling a family house elsewhere in the valley to get here, and only to a buyer who qualifies under the community's age rules. A two-story family plan in the non-restricted neighborhoods sells to a move-up family buying into south Henderson, often from a starter home in North Las Vegas or the southwest. A non-restricted single-story might sell to either, and that one has the widest pool of any house in Anthem.

Anthem has the largest concentration of single-story homes in the valley, and single-story carries more of a premium every year because more people want it than there are houses. That is an advantage a seller here has that most sellers in the valley do not: a pool of buyers looking for exactly your floor plan. It still has to be presented properly and priced at the real number, because a downsizer buying with cash has all the time in the world to wait for the next one.

Why Anthem sellers work with me

I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, in Anthem and the rest of Henderson among them. Because I also work Boulder City and Summerlin, the places your downsizer buyer is comparing Anthem against, and North Las Vegas and the southwest, where your move-up buyer is selling from, I know where both of your buyers are coming from and aim the advertising accordingly.

Two things you can check rather than take on faith. You get the real number before you sign anything with me: what I think the house is worth, the recent Anthem sales I used, and how I would price it if it were mine. In an age-restricted community the resale pool is smaller by design, so a house priced high here does not get negotiated down, it waits. And your marketing starts on day one, with everything running within the first 7 days. The Week One Launch is written out step by step, and every Friday or Saturday you get a house status call from me. I negotiate and close the sale myself.

How selling your home in Anthem goes

We start at the house. Anthem homes are newer than most of the valley, so the fix-it list is usually short: fix what is broken, service the air conditioner and keep the receipt, paint, light and clean, then stop. Because every Anthem home is in an association, and the 55-plus communities have their own documents on top, I order the HOA resale package the day we go under contract, since Nevada requires you to provide it and the buyer gets a window to read it and cancel.

Then the number, set against actual Anthem sales for your kind of home, restricted or not, with my recommendation attached. Then the presentation: photography and the Matterport 3D walkthrough finished before your house is visible to anyone. For a single-story, the walkthrough shows a downsizer the thing they care about most, whether it is truly one level, and the description says so plainly: no step down to the garage, a walk-in shower, the garage depth.

Day one it goes live with all of it attached. Within the first 7 days the paid advertising is running, aimed at downsizers across the valley for a single-story or at move-up families for a two-story, the syndication to Realtor.com, Homes.com and the other major sites is complete, and the first open house is on the calendar. When the offer comes, I negotiate it and walk you through what happens after you accept, including the community's own approval steps if it is age-restricted.

Anthem specifics that change how your house sells

In Sun City Anthem and Solera, the buyer must qualify under the community's age rules, which narrows the pool and makes the real number matter more, not less; the trade is a buyer who knows exactly what they want. In the non-restricted neighborhoods, a single-story has the widest pool in Anthem because both downsizers and families want it. Anthem's newer master-planned parts compete with builders elsewhere in south Henderson, so a resale has to be priced knowing what the builders are offering. And the things your buyer cares about, the hospitals and the airport a reasonable drive away, the clubhouses and pools in the 55-plus communities, belong in the description with specifics, not adjectives.

If you are selling in Anthem to move to Boulder City or to a smaller place elsewhere, the downsizing page covers the sequencing. If you are not sure of the number, send me the address and get the real number. Or call or text 702-881-6562 and tell me what your timeline actually needs. Frequently Asked Questions

Who buys single-story homes in Anthem?

Downsizers, many of them selling a family house elsewhere in the valley, and in the non-restricted neighborhoods, families too. There are more of those buyers than there are single-story homes, which is an advantage for a seller who presents and prices the house properly.

Does selling in Sun City Anthem or Solera work differently?

Yes. The buyer must qualify under the community's age rules, so the pool is smaller and pricing at the real number matters more. The community also has its own documents and approval steps, which I handle from the day we go under contract.

How fast will my Anthem home sell?

I will not give you a number I do not control. I will tell you what homes like yours in Anthem are actually taking right now, and show you what I do in the first 7 days so the listing gets the most out of its best two weeks.

Anthem

What selling your home looks like in Anthem

Anthem is single-story living, and it is a real answer for anyone downsizing.

Anthem, in south Henderson, holds the valley's largest concentration of single-story homes, split between the 55-plus communities of Sun City Anthem and Solera at Anthem and the non-restricted neighborhoods where single-story homes mix with two-story family plans.

The homes
Anthem has the largest concentration of single-story homes in the valley, split between age-restricted and not. Sun City Anthem and Solera at Anthem are the 55-and-up communities, built almost entirely on one level with clubhouses, pools and activity calendars. The rest of Anthem mixes single-story homes with two-story family plans.
Why people choose it
Downsizers who want one level, less yard, and a payment and HOA that do not need thinking about, and move-up families buying into a newer Henderson master-planned community.
Getting around
South Henderson, off the 215, a reasonable drive to the airport and the valley's hospitals.
Nearby
Henderson's medical corridor, the airport, and Boulder City about half an hour out.
The trade-off
Age-restricted communities trade quiet streets and amenities for occupancy rules (grandkids can visit but generally cannot live there), a smaller resale pool, and higher dues. The non-restricted single-story homes are the answer if you want kids on bikes on your street.
