North Las Vegas neighborhoods: living, buying and selling
North Las Vegas is where a lot of move-up families bought their first home.
Living in North Las Vegas
North Las Vegas is its own city at the north end of the valley, and North Las Vegas neighborhoods are where a lot of families in this valley bought their first home. That is the single most useful thing to know about it, because it shapes both sides of my work here. Many of the buyers I meet in North Las Vegas are buying for the first time. Many of the sellers I meet here are the same people five to nine years later, with two kids, real equity, and a house that stopped fitting, selling to buy the next one in Summerlin, Anthem, Southern Highlands or newer Henderson.
The city sits along the 15 on the north side, near the logistics and distribution corridor that runs out along that freeway, and the people who live here often work in the things Las Vegas runs on: hospitality, healthcare, the warehouses and distribution centers out by the 15, teaching, the trades. Being the north end of the valley, it is a long way from Henderson and the airport at 5pm, and that commute is the first thing I ask about.
The trade-off against the master-planned communities to the south and west is mostly price and age: North Las Vegas is where a first home is more likely to be within reach, and the move to a newer master-planned community is the move many of its residents eventually make. I write that not as a judgment about the place but as a description of how the valley actually moves, because it is the move I run most often.

How I work in North Las Vegas
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, North Las Vegas among them. Because I also work the places North Las Vegas families move to, the same person can run both ends of that move, which is the whole point of how I handle a sell-and-buy.
Selling in North Las Vegas usually means selling a starter home, often to a first-time buyer, and it usually means the seller is buying somewhere else at the same time. So the pricing has to be real, because the next purchase is built on it, and the timing has to be watched, because the two closings depend on each other. The Week One Launch runs the same as everywhere: the real number before the signature, photography and the Matterport walkthrough finished before day one, paid advertising and syndication running within the first 7 days, and a status call from me every Friday or Saturday. Selling your home in North Las Vegas has its own page.
Buying in North Las Vegas is often a first purchase, and first-timers get taught: the payment before the search, a lender pre-approval recommended strongly so you shop for what you know you can afford, every step explained once before it happens, and the real number on every house. First-time buyers in North Las Vegas is written for exactly that reader.
North Las Vegas housing and home types
North Las Vegas housing is predominantly single-family homes, with starter homes making up a large share of what I sell and buy here. I have not written a neighborhood-by-neighborhood guide for North Las Vegas yet, and I would rather leave that section short than fill it with detail I have not stood in front of. A wrong specific about somebody's own neighborhood is worse than a blank one, and the people reading this page live here.
What I can tell you on the phone is what is on the market in North Las Vegas right now, what has sold recently near you, and what your house would net you toward the next one. Market figures change month to month and I will not print one here that goes stale. Send me the address and get the real number.
Getting around, and what is nearby
The 15 is North Las Vegas's road, running north out of the valley past the distribution corridor, and the 215 loops around the north side. If you work along the 15 or on the north side, North Las Vegas is convenient. If you work near the airport, in Henderson, or on the far west side, drive that commute at 5pm on a weekday before you decide anything, because the valley is not enormous but it is not small either.
Las Vegas itself is next door, and Las Vegas has its own page. For anyone moving from a North Las Vegas starter home to the master-planned communities, Henderson, Summerlin and Southern Highlands each have theirs, and how to sell and buy at the same time is the article to read first. Or call or text 702-881-6562 and tell me the address you are in and where you are hoping to go.
Frequently Asked Questions
Is North Las Vegas the same as Las Vegas?
No. North Las Vegas is its own city at the north end of the valley, along the 15, with its own city government. It borders Las Vegas.
Is North Las Vegas a good place to buy a first home?
A lot of families in this valley bought their first home here, and many of my move-up sellers are those same people years later. Whether it fits you depends on your commute and your number, and I will tell you what your number buys here compared with the rest of the valley.
I own a starter home in North Las Vegas. How do I move up without carrying two houses?
Start with what your current house is actually worth, because the next purchase is built on that number. Then sell first with a rent-back, buy first with a contingency, or bridge the gap, decided with your numbers. I run both ends of the move myself.
