Downsizing in North Las Vegas
One level, less to take care of, and a neighborhood that fits the next chapter. Single-story and 55-plus, without the luxury pitch.
Downsizing in North Las Vegas: stay north, or go where the single-story choice is
Downsizing in North Las Vegas usually starts with a house you have owned a long time, on the north side, near the people and routines you know, and a list that looks like everyone's: one level or close to it, a smaller yard, a payment and HOA you can stop thinking about, doctors close enough, and a move you only want to make once. The first real question is whether the next house is on the north side too, or whether it is in Anthem or Henderson, which have the valley's largest concentration of single-story homes and several of its 55-plus communities. The north side has one of its own: Sun City Aliante, an age-restricted single-story community inside Aliante.
Both are real answers. Staying north keeps you near what you know and, for a lot of downsizers, near grown children who bought their own first homes nearby. Moving south puts you closer to the valley's hospitals and the airport and into a much larger pool of one-level homes. Nobody downsizing wants to do it twice, so this is a decision to make slowly and execute quickly.

Why North Las Vegas downsizers work with me
I am John Arendt, a Realtor with Compass Realty & Management, and I have sold homes across the Las Vegas valley for 20 years, North Las Vegas among them. Because I also work Anthem, Henderson and Boulder City, the places downsizers most often compare against staying on the north side, I can tell you plainly whether the north side has the one-level home your list needs or whether the choice in Anthem is worth the move.
A downsizer is usually selling a house they have lived in for years and buying the next one at the same time. That is two transactions, and I run both: the real number on the family house, The Week One Launch to sell it, the search for the smaller one, and every date on both calendars. No pressure, no promise about how fast it sells, and no luxury pitch. If waiting a season makes more sense, or looking south does, I will tell you.
How downsizing in North Las Vegas goes, step by step
The first conversation is about the list: one level, how much yard, whether an age-restricted community appeals to you at all, and what you use most in a week. If a 55-plus community appeals to you and you want to stay north, we start with Sun City Aliante. If you want more to choose from, Anthem and Henderson have several. If age-restricted does not appeal to you and staying north matters, we look at the single-story homes on the north side and I tell you how often they come up.
Then we look hard at the house, because one level on a listing is not always one level in person. I check for a sunken living room or a step down into the garage, how wide the doorways and halls are, whether there is a walk-in shower or only a tub, and whether the lot is more yard than you want. I check the age of the air conditioner and the roof too. If you are buying with cash or a small loan, a major repair in the second year is the last thing you want. The full single-story checklist is here.
On the selling side, the family house gets the real number and the marketing starts day one, and because the buyer of a long-held North Las Vegas home is often a first-time buyer, taking the surprise out of the inspection before listing matters. Then the sequencing, which with the equity most long-time owners have is often easier than for a move-up family, and which I lay out with your numbers.
North Las Vegas against the other places downsizers look
Against Anthem and Henderson: the north side keeps you near what you know, and the south gives you far more single-story choice, more 55-plus communities to choose from, and closer hospitals and airport. Against Boulder City: the small town half an hour out is a different decision entirely, and that comparison is written in full. Against staying in the two-story: the staircase gets longer every year.
Still deciding? Call or text 702-881-6562. Tell me what you are selling and what the next house has to do, and I will tell you whether the north side has it, where I would look if it does not, and how I would time it so you move once. Frequently Asked Questions
Are there 55-plus communities in North Las Vegas?
Yes. Sun City Aliante is an age-restricted single-story community inside Aliante, in the northwest corner of North Las Vegas. If you want more to choose from, Anthem and Henderson have several, and I will tell you plainly whether the move south is worth it for what you need.
Can I downsize and stay on the north side?
Often, if a single-story home that fits your list comes up. I will tell you how often they do so the wait is a known quantity, and whether the choice in Anthem is worth the move for what you need.
Do I have to sell the family house before I buy the smaller one?
Often you do not. Long-time owners usually have enough equity to sell first and rent back, or to buy first with a short bridge loan. Either way it takes a plan, and I build it with your actual numbers.
